A UAE roof takes the full sun all summer. Roof sealing closes it under one continuous waterproof layer; the reflective cool-roof coating on top sends the sun back. We do it before a solar installation, alongside one, or on its own.

What it is

Two layers, applied as one job:

  • Roof sealing

    cracks and joints are repaired first, then the whole roof is covered by one continuous waterproof layer.

  • Cool-roof coating

    a reflective white coating over the seal, so the roof sends the sun back instead of soaking it up.

Why it matters in UAE heat

Concrete swells by day and shrinks by night. Hairline cracks open at joints, parapets and around every fixing, and the next downpour finds them. The seal closes them under one continuous waterproof layer. Downpours are rare here, not mild: on 16 April 2024, Dubai International recorded about 140 mm of rain in one day, more than its usual year of about 95 mm, and the heaviest rainfall in the UAE since records began in 1949.

The roof surface runs 20–40°C cooler with the reflective cool-roof coating. Under solar panels, a cooler, reflective roof also lifts bifacial-panel yield: a bifacial panel collects the light that reaches its back as well as its face. How much it gains depends on how high the panels sit above the roof and how they are spaced; panels laid flat to the roof gain little.

A new white cool-roof coat reflects about 80% of the sunlight that lands on it, a little less once it has weathered. That heat matters indoors: DEWA says air conditioning is around 60 to 70% of a home's electricity use in summer.

Which system for your roof

One question decides it: is your roof already insulated? Dubai has required thermal insulation in new air-conditioned buildings since 2003, so newer roofs often are; older villas and bare concrete slabs usually are not. We check at your site survey, before we quote, so you never pay for insulation twice.

On villas

  • Bare concrete roof

    we spray a layer of foam, then a reflective white topcoat. One pass adds insulation, the waterproof layer and the cool surface. This is the usual case on an older villa.

  • Concrete roof, already insulated

    it needs no foam. We lay a fresh waterproof membrane, with the reflective coat on top.

  • Tiled or sloped roof

    we apply a liquid coat that follows the profile and seals it. Water runs off a slope, so foam is rarely needed.

On business roofs

  • Metal roof

    we treat and prime the rust, seal every seam and fixing, then apply a reflective coat.

  • Sandwich-panel roof

    the insulated metal panels already keep heat out, so foam is rarely needed. We treat the rust at the fixings and cut edges, seal the joints, then apply the reflective coat.

  • Factory or warehouse roof

    we spray foam where the deck is bare, and use a silicone system where it is already insulated or holds water.

Where a roof holds water we use a silicone system, and where water truly pools we first lay a screed (a thin concrete layer) to a slope, so the roof drains.

We never spray foam over a roof we have not inspected: it can trap moisture in the layers underneath. If the insulation under the roof is already wet, no coat or foam fixes it: that roof needs a rebuild first, and we tell you so.

Before the panels go on is a good time to seal a roof: the whole surface is open, and the seal and the solar are planned together. Spray foam goes on first, with the mounting set into the cured foam, so plan it for when your solar goes in.

What roof sealing costs

Every roof is quoted per site: its area, condition, access and preparation set the price, and your proposal lists the sealing and the coating as their own line. At the survey we confirm the roof's build-up, insulation and drainage, and map every crack, joint and fixing that needs sealing. Your fixed price comes in your proposal, after your site survey.

Yes. We seal and coat a roof on its own, or before the panels go on, as an add-on to a solar project.

No. The mounting is designed for your roof type and installed with the right application for it: ballasted (no-drill) frames on flat roofs, and sealed fixings wherever a fixing goes through. Where a roof needs it, we seal and coat it before the panels go on.

The reflective cool-roof coating keeps the roof surface 20–40°C cooler.

Yes, for new buildings. Dubai Municipality's green building system, Al Sa'fat (2023), section 304.01, requires a Solar Reflectance Index (SRI) of at least 78 on flat and low-slope roofs and at least 29 on steeper ones, over at least 75% of the roof area.
